The Strata Management Tribunal – Not a Court, But a Different Arena Altogether. Many strata owners and even some professionals think the Strata Management Tribunal (SMT) works like a Court – you just file your claim, defend yourself, and wait for justice to be done. The truth is very different.

The Tribunal is not a Court. It functions more like an arbitration body, operating under a very rigid set of procedures. Lawyers are not allowed to represent you. This means that whether you are an individual parcel owner, or representing a JMB/MC, you must play the role of a lawyer yourself during the hearings.

Without the right knowledge and preparation, your case could be dismissed before it even gets heard. And remember – the decisions of the Tribunal are final. They cannot be appealed, except through judicial review (which is not an appeal to overturn the decision, but only a challenge on procedural grounds).
