
All dedicated and hardworking individuals desire to build a successful life are welcome to be a registered Real Estate Negotiator (REN). In Malaysia, you may register yourself as a REN by attending the compulsory Negotiator Certification Course (NCC).
Real Estate Negotiators are employed by Registered Real Estate Agents and are now issued with an authority tag by the BOVAEP (Board of Valuers, Appraisers, Estate Agents & Property Managers Malaysia). This will protect your real estate interest by not falling prey to brokers who are not qualified, lack the knowledge & skill to effectively represent you.
Unlawful representation by brokers can result in a conviction with a RM 300,000 find or 3 years imprisonment or both.
The NCC Course will cover all following modules, following the laws as published in the Valuers, Appraisers, Estate Agents & Property Managers Act 1981 (Rules 1986) and the Malaysian Estate Agency Standards 2014 (MEAS).

Before you can apply for a REN Tag, you will first need to complete the Negotiator Certification Course and receive a NCC Certificate from BOVAEP.
After your have received the NCC Cert, you need to get your Real Estate Agency to make an application via BOVAEP’s Board Information System (http://bis.lppeh.gov.my/) with the following documents prepared:-
- IC size photo with white background
- Photocopy of IC
- Employment letter from your Real Estate Agency
- Photocopy of NCC Certificate of Attendance
Upon successful submission of your REN application to BOVAEP online, BOVAEP will take approximately 7 to 14 working days to issue the REN Tag.
Can a foreigner attend the NCC Course and obtain a REN Tag?
Foreigners may attend the NCC Course and may obtain the REN Tag if they have a valid working visa in Malaysia.
Can a person setup and run a Real Estate Agency after attending the NCC course?
A Real Estate Negotiator (REN) cannot setup and run a Real Estate Agency after attending the NCC course. Only Registered Estate Agents (REA) can setup a Real Estate Agency in Malaysia. RENs are required to be employed and work under a direct supervision of a REA.
I have not attached to any Real Estate Agency, can I attend the course first?
Yes you can attend the course and obtain the NCC certificate first. However, the NCC Certificate is valid for 1 year from the date of issuance. All NCC Certificate holders are encouraged to attach to any Real Estate Agency within 1 year from the date of issuance of the NCC certificate.

Mr David Kok was admitted as an advocate & solicitor of the High Court of Malaya in 1995 after obtaining an LLB (Hons) degree from the University of London in 1992 and the Certificate of Legal Practice in 1994. Mr David Kok has more than 19 years of experience as an advocate and solicitor and is currently a partner at Messrs David Kok and Partners. He specialises in conveyancing matters and has extensive experience in giving advisory services and handling housing and developmental projects at corporate level and possesses vast experience in conveyancing including advising on and drafting banking documentation, sale and purchase agreements, shareholders agreement, joint venture agreements, tenancy agreements, general agreements concerning land and company matters and debt restructuring (reconstruction and restructuring) etc. He is one of the official legal advisor and honorary member tfor Malaysian Institute of Estate Agents (MIEA). Besides, he also previously served as one of the Chairman of The Disciplinary Committee for the Malaysian Bar Council.

Mr. Tan Kian Aun obtained his Bachelor of Commerce (Management & Marketing) from Curtin University of Technology. Mr. Kian Aun started his real estate career with CH Williams Talhar & Wong’s (now known as CBRE|WTW) Agency and Transactional Services department managing commercial properties and industrial properties, sale by tender projects, tenancy management and expatriate relocation. He also involves in exclusive marketing assignments such as project marketing of apartments and office buildings. For the last 3 years, Kian Aun was practicing in the real estate industry in Melbourne with McGrath Estate Agents as a Licenced Estate Agent. He has extensive knowledge and experience with off- the-plan project marketing in Australia as well as the local residential market. Professionally, Mr. Kian Aun is also a Registered Estate Agent in Malaysia as well as Victoria, Australia and also the Board of Director of Malaysia Institute of Estate Agents (MIEA).

Mr. Aaron Lee is a registered estate agent and he's been in the real estate profession for the past 26 years, 11 years of with he ran his own estate agency. He holds a Diploma in Estate Agency and currently, he is an Associate Director of Hartamas Real Estate (M) Sdn Bhd. While being tasked to lead a team of negotiators, he also trains and coaches at Hartamas Academy. In his spare time he likes to read books when not distracted by the Internet.

Mr. Kelvin Yip is a registered estate agent (E1221) with the Board of Valuers, Appraisers, Estate Agents and Property Managers, Malaysia (BOVAEP) since 1994. He has completed the Real Estate Advance Practice (REAP), Certified Residential Specialist (CRS) & Train the Trainer course conducted by National Association of Realtors (NAR), USA. Kelvin is a Fellow of the Malaysian Institute of Estate Agents (MIEA). He has served many years in the Board of Directors of MIEA and is the current Vice President (2019 – 2021). He has also served as a Board Member of BOVAEP from 2001 to 2005 representing estate agents. He has worked several years in International Property Consultancy firms. Kelvin is currently the Associate Director for Agency in Knight Frank Malaysia.
